**Electrical Panel Inspections**

Happy Friday 🤙🏼 wonder what’s looked at when opening up your electrical panel?

⚡️Here’s a checklist of what’s observed during the inspection process⚡️

Panel cover and structural integrity
Openings in the panel
Appropriate labels
Proper wiring size for each circuit
Ground Fault Circuit Interrupters (GFCIs)
Arc Fault Circuit Interrupters (AFCIs)
Proper grounding
Corrosion or oxidation of wiring
Water leakage
Insect or rodent nesting and damage
Arcing wires
Insufficient clearance around the panel
Aluminum branch wiring

K**b & Tube Wiring, do you know what that is? 

Here is a clear example of K**b-and-Tube wiring in the image above. It was an early standardized method of wiring in buildings and homes. (Not standard practice now)

Is it dangerous?

In addition to being ungrounded, knob-and-tube wiring is not rated for moisture. This makes it especially dangerous in wetter areas such as kitchens, bathrooms, and outside.

Should I avoid purchasing a home that has K**b & Tube wiring? 

Not necessarily, but it is highly important to get a home inspection so you're clear on the extent of the wiring and its quality.
