The best piece of advice for sellers today? Remember this phrase. If the asking price isn’t compelling, it’s not selling.

Unfortunately, the number of sellers who are having to reduce their price is on the rise. That’s because many aren’t factoring in current market conditions.

In today’s market, buyers have more options and they’re skipping overpriced homes without a second thought.

Recession in the media seems to be the buzzword lately but know the facts first. In 4 of the last 6 recessions, home prices actually went up. That means 2008 was the exception, not the rule.

Seller concessions are a great option to keep a buyer in escrow. After a Buyer does inspections, they will likely find issues with a property that are not visible to the eye when they initially made their offer. I like to educate my Sellers and set expectations that there are instances when a seller credit to the buyer is worth giving in order to satisfy the buyer. The buyer can do repairs after close of escrow and hire their own vendors to do the work minimizing liability to the seller.

For the past few years, it’s been mostly a seller’s market. But dynamics are shifting as the number of homes for sale grows.
