Protecting Integrity in Real Estate: A Stand Against Fraud and Defamation
To my professional network and the real estate community,
I am writing to share a critical update regarding the pursuit of accountability and ethical standards within our industry. Leadon Properties, Inc., though now a terminated corporation, has initiated legal action against its former Vice President and Designated Officer, William Villa, for defamation arising from fraudulent misrepresentation.
The Situation
On November 27, 2025, Mr. Villa was formally terminated as an Officer of Leadon Properties, Inc. by written notice. Following this, a Certificate of Dissolution was filed with the California Secretary of State on November 29, 2025. Despite these clear legal actions, Mr. Villa has continued to purport to represent the terminated corporation as its “Designated Broker” to third parties. This unauthorized and fraudulent representation has caused irreconcilable damage to the reputation of both the firm and myself personally.
Association Proceedings
Further complicating this matter, a formal Disciplinary Complaint (Case No. D-25-10) was filed with the North San Diego County Association of Realtors (NSDCAR) alleging serious violations of the NAR Code of Ethics, including Articles 2, 12, 14, and 16.
Rather than cooperating with the professional standards process, the Respondent has engaged in what can only be described as a campaign of harassment. He attempted to subpoena 35 individuals—including the Association's CEO and the entire Professional Standards Committee—for a small claims matter involving a trivial amount ($3,875). The Association has characterized these actions as "vexatiously delivered in retaliation" and has filed a Request to Quash these improper subpoenas.
A Call for Support
I am committed to seeing this legal battle through to ensure that such unprofessional and frivolous efforts to "annoy and harass" regulatory committees do not go unchecked. Preserving the highest ethical standards in real estate is a responsibility we all share.
