Lower mortgage rates — the lowest in over a year — helped drive the increase. The median existing-home price increased 2.1% year over year, with the Midwest posting the largest gain, followed by the Northeast and South, while prices in the West remained mostly flat. The overall median sales price rose 1.1%, with single-family homes leading the way at 1.6%. Properties priced between $1.25M and $2M sold the fastest, averaging 35 days on the market, while those over $5M took the longest, averaging 66 days. A waterfront home in La Jolla, represented by Compass, sold for a record-breaking $47 million in September—becoming the most expensive single-family residence ever sold in San Diego County.
