How Does It Work?
This program was designed to assist low - and moderate-income households purchase a home at an affordable price
Who’s Eligible?
• Families or individuals with income range from 60 to 120 percent of Area Median Income. Most homes for sale will be restricted to the 65% of area median market (for example, income of a family of 3 can be up to $88,650 a year)
• First-Time Homebuyers: Must not have owned a home in the past 3 years.
• Residency: Live & Work in San Diego County for at least 2 years.
• Credit: Minimum 640 credit score, with no foreclosure or bankruptcy in the last 7 years.
• Down Payment: At least 3% of the purchase price
Household Size Requirements: applicants must meet the following occupancy standards (for example, to purchase 2 bedroom home, you have to have 2 people or more in your household)
• 1 bedroom unit: 1 – 2 people
• 2 bedroom unit: 2 – 4 people
• 3 bedroom unit: 4+ people
Occupancy & Resale
• Owner-Occupied Only: No renting or owning another property at the same time.
• Resale Restrictions: SDHC determines the sale price, and the home must be sold to another eligible buyer.
