So here’s the actual sequence. Not a brochure version. The real order of operations based on what we see with our clients every day.

12+ months out: Get honest about whether you’re actually doing this and get both people on the same page

9–12 months: Know what your CA equity looks like and get pre-approved in Tennessee before you fall in love with a house

6–9 months: Research TN markets seriously. Visit if you can, narrow down your neighborhoods, connect with an agent

3–6 months: List your CA home, start active TN search, and have your next steps ready before you go under contract (the clock moves fast)

1–3 months: Book movers early. Summer moves cost 20–30% more than off-season, and good movers fill up fast on this route

Moving week +: Tennessee license within 30 days, register your vehicles, and introduce yourself to your neighbors. They’ll actually wave back. 🤠
