Everyone talks about Nashville, Franklin and Brentwood, but Murfreesboro has quietly become one of Middle Tennessee’s biggest relocation destinations.

The city added more than 18,000 residents between 2020 and 2025, and it isn’t difficult to understand why. Buyers can often get more home for their money, choose from a wide variety of neighborhoods and enjoy the amenities of a substantial city without living in Nashville.

But the growth comes with tradeoffs. Traffic, especially on I-24, is real, and Murfreesboro is much larger and busier than some relocating buyers expect.

The best way to decide if it fits is to compare the housing, commute and day-to-day lifestyle with other Middle Tennessee communities.

Does every house in Franklin cost $1.5 million now? It can definitely feel that way. 😅

But nearly half of the single-family homes sold in Franklin during the past year closed below $1 million.

The trick is knowing which neighborhoods to watch and what trade-offs come with each one.

Some neighborhoods offer larger, established homes with mature trees but may need updating. Others have newer construction and extensive amenities, but the homes may sit on smaller lots.

We put together a detailed guide covering 12 Franklin neighborhoods where buyers can still find homes under $1 million.

Nashville didn’t ban data centers, but it did make it considerably harder to build one beside an established neighborhood.

Metro Council has passed the city’s first regulations specifically addressing data centers. The rules prohibit facilities larger than 500,000 square feet, create required separation from homes and other community uses, limit larger projects to industrial areas and establish standards for noise, water, electrical capacity and backup generators.

Metro also paused new data center permits through December 1 while officials consider whether additional protections are needed.

And yes, this was largely pushed into the spotlight by the controversial DC BLOX proposal near the Nashville Zoo. That particular fight is still not settled because the project may have obtained certain rights before the new rules took effect.

From a real estate standpoint, this matters because Nashville previously didn’t even classify data centers as their own land use. Now, their effect on neighborhoods and infrastructure must be considered before future projects are approved.

Where I’d live in Middle Tennessee, if… 👀

The answer changes completely depending on whether I want walkability, lake access, newer construction, a shorter commute, acreage or a downtown I can actually enjoy.

There is no single “best suburb of Nashville.” A city can look perfect online and make absolutely no sense once you factor in your daily commute or discover that the coffee shop you thought was “nearby” is actually 27 minutes away.

Tell me what matters most to you, and I’ll tell you where I’d start looking.
