Okay so now that you have gone through all your financial responsibility to buy your home, it is time to start physically touring. You might feel overwhelmed with all the options, so where do you start?
First. let's talk about online searching. You probably have heard of sites like realtor.com, Zillow, Redfin, etc, but how can you get the results you want? Make a wants vs needs list and once you do here are a few tips
1. Use the search filters but not too much. The reason being is you don't want to restrict your search so tightly that you only have a handful of homes to view. Keeping your wants vs needs list in mind, expand your geographic search.
2. If you find something that catches your eye, check out the Google street view. Online pictures can be deceiving so do a virtual "walk down the street" will give you a better sense of the house and surrounding area
3. Don't shy away from a home because it is "pending" or "under contract". Sometimes pending contracts can fall through, so keep it on your list especially if it checks all your boxes and let you agent know because sometimes the listing agent for that home takes backup offers.
After you've found a few homes you like, write down the MLS number and address. Shoot the list to your agent and let him or her call the listing agents to gather pertinent info and gauge the seller's motivation.
Now we are ready to look at your schedule to find some time to tour the homes on your list.
