San Diego Market Update – February 2026
Rates just hit a 3-year low. The 30-year fixed is sitting around 5.9-6% right now - down from over 7% this time last year.
What does that mean for San Diego?
Median home price: $1,050,000 (up 5.5% year over year)
Homes are taking about 31 days to sell — a bit longer than the frenzy we saw before, which gives buyers more breathing room to make smart decisions.
The interesting shift: nearly half of homes are selling below original list price. That's leverage buyers haven't had in years.
For sellers, pricing it right from day one is more important than ever. Overpriced listings are sitting.
