I love the confidence…

But when it comes to buying a house, there’s a BIG difference between:

and

When the investor call starts off REALLY good… and somehow gets worse every 30 seconds. 😂

“Hey, I’m interested in your listing and I’d like to make an offer.”

👀 Okay… I'm listening.

“We're cash.”

Even better.

“We can close quickly.”

Now we're talking. 😎

And then they keep talking…

…and talking…

…and talking…

And suddenly you're thinking:

“Wait… what exactly are you offering?” 😂

This is obviously exaggerated for the video, but if you've been in real estate long enough, you know that sometimes a call can start out sounding like the deal of the year…

…and by the end you're just trying to figure out how you got here. 🤣

Not every “cash investor” call is created equal.

There are certain things a listing agent might say that can tell you a lot more than they probably realize. 😂

Sometimes it’s not what they say…

It’s how they say it.

If you hear a listing agent start giving you clues about the seller's situation, motivation, price flexibility, or how long the property has been sitting on the market, that might be your signal to dig a little deeper.

Does that automatically mean you should throw out a ridiculously low offer?

No.

But it might mean there’s an opportunity to negotiate.

The key is knowing the difference between a property that's overpriced and a seller who is actually motivated.
