New data shows boomer empty nesters own nearly twice the share of three-plus bedroom homes as millennial families do. Meanwhile younger buyers with kids are stuck β€” not enough family-size homes on the market, and the ones that exist move fast.

OB's beach parking could look very different soon.

TODAY the California Coastal Commission is reviewing a plan that would add new gates and overnight closures at coastal lots across the city β€” and bring a 4-hour parking max to two Ocean Beach lots: the Newport Avenue pier lot and the one at the end of Santa Monica Avenue.

The reasoning is turnover. Right now people park all day and spots never open up. A 4-hour limit is meant to keep them moving so more people get a shot at the sand.

Whether you love it or hate it depends on whether you're the one circling for parking or the one who scored a spot at 8am. Either way, if you're local, it's worth knowing before it changes.

San Diego just voted down a tax that would've cost second-home owners $10,000 a year.

Measure A would have taxed any non-primary home left vacant more than half the year β€” $8,000 starting in 2027, climbing to $10,000 after. It went down by a wide margin last week.

If you own a second place here β€” a coastal condo, a getaway in OB or Point Loma, an investment unit you don't rent out β€” that tax is off the table for now.

What it doesn't change: coastal inventory is still tight, and the homes that do come available still move fast.
