The possibilities of this home! I've already daydreamed what I would. Eve better is the price has been reduced.

Price Reduction.

Three months ago price reductions were rare.

Homes were priced deliberately low to generate interest and create bidding wars.

Since the Fed rate-raising spree began in March, this strategy has changed.

With less qualified buyers in the market now, homes are being priced where they are expected to sell and are even selling under asking in certain cases.

Do not assume that a house is going to go over asking.

While it’s not a buyers market yet, list prices now have more wiggle room.

Sellers may be pricing high with an expectation of some buyer negotiation.

Buyers: Make offers!

When you see a price reduction it typically means that seller is open to negotiation.

What fun when Seller's and Buyer's get to meet with their agents. It's a rare treat!

Roadblocks Averted and Sale Closed

What started out as an offer accepted, a lovely dining room table meet-up and group photo with buyers, sellers, and agents…turned into a worrisome couple of weeks getting educated about the not-so great aspects of the “solar lease”.

The house came with a solar system! Yippee!!

Sellers thought it was great.

Only:

- You don’t own it.

- You don’t own the power it produces.

- You are locked into an escalating contract with a Solar company that has a one-star rating across the board.

Thankfully our buyers were diligent, did their research, and communicated what they needed in order to move forward. The sellers did not take it personally, were understanding, and agreed to the buyer’s requests for a credit to help buy out the solar lease.

Buyers, in turn, agreed to a one-week free rent-back for the sellers.

Done deal.

This adorable downtown home, just went "pending" on the MLS.

What's the differnece between "contingent and "pending"... read below

Day 10 of our 30 day escrow and the happy buyers have submitted their Full Contingency Release!

This home is now marked “pending” versus “contingent” on the MLS.

A full contingency release signals that the buyer is ready to move forward and close on the purchase. Non-contingent offers, which have been the norm, start out with 100% committed buyers.

As loan qualifications tighten, and we move into a more balanced market, we should see contingent offers make a come-back.

Contingencies can include a physical investigation of the property, an appraisal, loan approval, the sale of another property, or even a “can my RV make it up and down the drive-way” contingency.

So what do we do for the next 20 days?

- Loan is finalized
- Staging is removed
- Money is wired
- Loads of papers are signed
- Sale is recorded
- Keys are handed over
- Buyer and Seller breathe a sigh of relief
- Celebrations

Simple, right?
