While no one wants to pay more than what a home is worth, in a competitive seller’s market, it may be necessary.

If you want your bid to outshine other bids, an appraisal gap coverage clause may be necessary.

The clause states how much of an appraisal gap you’re willing to cover, in the event the home doesn't appraise for your purchase price.

Since there’s no guarantee an appraisal will match the agreed-upon sales price, it’s often something sellers look for to know that the offer will still stand even if the appraisal comes in a little low.

Considering buying a home but worried about student loans?

Student loans by themselves don't prevent you from getting a mortgage to buy a house. Lenders look at how much you pay each month for those loans.

If you have high monthly student loan payments, but no other debt, and a decent income, you’ll likely be eligible to qualify and be approved for a mortgage loan to get you that home!

Most real estate websites offer an ESTIMATE of the home's value.

But, this is more of a guess, than a fact! Those sites don't know what could be wrong with the home and crucial aspects of the home* that can influence how competitive the bidding process will be -- aka, where the final sales price will land. (*Things like how the floorplan feels, how loud the neighbors are, how good the natural light is, the quality of any renovations, etc.)

But, don't worry...a good realtor can provide a much more accurate estimate, considering the home and the market.😁
