Well it’s been quite a ride w SF real estate since my last post in 2019. Yup a lot has happened since Covid broke on our shores two years ago and encouraged tech workers (my tenants and clients) to flee to Tahoe etc. but the silver lining is that I was able to use the vacancies to renovate several props. Ole, Ole, Ole! One of the best things about owning real estate is that you get to customize / remodel to your own vision. And I, as a life-long fan of international soccer, decided to celebrate the upcoming World Cup in Brazil by putting up a flag display on a previously blank, ugly wall at my Hayes Valley commercial / mixed-use property. It has certainly been a long road, but I reached the finish line finally. bloody and bruised, but finished. I signed a lease this AM with a group of tech entrepreneurs (big surprise here in SF these days) for them to rent my cool 2,400 sq ft basement commercial unit. whew. took a lot longer than I had thought given how hot the commercial leasing business is these days due to the SF/Silicon Valley tech boom. I guess I learned that in tech leasing, the quality of the space is important, but location, location, location is more so, as the rent number I ended up with is considerably less than what spaces are leasing for in SF's SOMA area, ground 0 for the tech industry. I've updated my photos of the unit - coolest basement in SF for sure!

Well, I have been out to lease on the cool basement space now for 2 weeks .... with lukewarm results. today, however, I showed the space to a fellow with one cool company. he founded a food science company last year that designs and manufactures natural / organic alternatives to the multitude of petroleum-based additives that dominates the modern industrial food supply. he needs an R&D and sales office, and likes my laguna space because it is way cool and is located in one of SF's happeningest commercial district. looks like it could be an interesting deal. many dragons to slay on this one, so we'll see.

OK. I'm finally finished with a major remodeling and waterproofing job on the basement unit in my mixed use project at 540 Laguna. whew. 6 months, many, many thousands of $$$ and countless sleepless hours planning crazy engineering fixes and creative strategies for obtaining / not obtaining permits!

I am now looking for tenants. although it is basement space (albeit with plenty of natural light and independent exterior stairs down from the sidewalk, a la NYC), this has got to be one of the coolest spaces in SF: it evokes the catacombs of Rome or Paris. Ideal users would be a tech company wanting a cool office for a couple of years, or a funky retailer looking for low rent and a ton of space (2,400 sq ft).

Hello SF real estate fan! For this first post on my new FB page dedicated to my SF sales and rental efforts, I'll offer this comment on the rental market during the holidays: NOT GOOD! The tenants in my best unit here on Parnassus gave notice on Dec 1, and I've gotten ... NOT ONE CALL! Note to self: write up future leases to discourage departures on Dec. 1! (see my new album for photos of the vacant apartment)
