If you’ve been wondering what’s really happening in San Francisco real estate, the short answer is: things feel steadier 🫲🫱The market has settled into a more thoughtful pace, and that’s creating more opportunities.

📈Single-family homes: Median price up + 11% YoY
📈Condos/TICs: Median price up 2.4% YoY

Buyer momentum is quietly returning as mortgage rates hold steady.

Having a smart strategy matters more than trying to perfectly time the market

𝐀𝐛𝐨𝐮𝐭 𝐑𝐚𝐭𝐞𝐬: Mortgage rates remain in the low-6% range. According to a recent J.P. Morgan analysis, Chief U.S. Economist Michael Feroli noted that December’s strong jobs report eased fears of an economic slowdown, making near-term rate cuts unlikely. 𝙏𝙧𝙖𝙣𝙨𝙡𝙖𝙩𝙞𝙤𝙣 - rates may eventually ease, but for now we’re in a period of pause and predictability, which can actually be helpful for planning.
