Mats down, big windows, good light, and that particular kind of quiet you only get in a room full of people breathing on purpose 🧘‍♀️I’ve been coming to this studio for years — back when it first opened, it was called Castro Yoga. Now it’s Folk Yoga , with four locations around the city, but what made me love it back then is still true today: the teachers are fabulous, and the community is the kind you actually want to be part of🙌🏼
This is the part of a neighborhood that never makes it into a listing photo. Just a room, good people, and years of showing up.

Sold! 🏠It’s so great to help tenants purchase the apartment they’ve been renting for many years. This, to me, is one of the best San Francisco real estate stories ever: a great relationship between tenants and their smart & kind landlord leads to a real estate partnership as tenancy in common✨This doesn’t happen every day, yet when it does, I feel the sun shines just a little bit brighter☀️ (even in our San Francisco June gloom)! ✨ JUST SOLD ✨ 1551 Hampshire St — and I am SO happy for these two.
My buyers are a young couple, and this is their very first home. But here’s the thing — they didn’t just buy a home. They bought a 3 unit building on the Bernal Heights/Mission border, and they are going to live in one unit while their other two units help pay the mortgage. That’s not just smart, that’s a life-changing move. 🙌
The building has this gorgeous terraced backyard with fruit trees, rooftop views of Twin Peaks, a huge garage, and vintage baths that are full of character. And the location? Right at the foot of Bernal, minutes to Precita Park, and close enough to the Mission to enjoy it all without being in the middle of it.

Closed! 🔑✨ And this one gave me all the feels, & My clients are over the moon!

3974 22nd Street in Noe Valley — right at the top of the 22nd Street Jungle Stairs. If you know, you know. It's one of those magical SF spots where a dedicated group of neighbors has been tending a wild, native plant garden into the hillside staircase since 2012. Hummingbirds, California lilacs, a Little Free Library, California Poppies. Everyone waves. Everyone knows everyone. It's the village-within-the-city that people move to San Francisco dreaming about — and my clients landed right in the middle of it.

Oh, and the house? Storybook wood-shingled corner home. Jaw-dropping views of the Bay, Twin Peaks, and Sutro Tower. Vaulted ceilings. A Wolf range. THREE parking spots - and you can hear the hummingbirds chirping as they flit by!
