San Francisco’s housing market surged into 2026 with one of the strongest first quarters in recent memory.

Single family homes are up 21% to $1,975,000 in comparison to this time last year. Condos are also regaining momentum, median prices rose 15% to $1,225,000, with demand we haven’t seen since 2021.

At this point, the question is no longer whether a home will sell above asking, it’s how far above. We’re seeing deeper offer pools, more aggressive bidding, and a level of consistency across multiple offer situations that’s pushing pricing higher with each new comp. In many cases, today’s record $2,000,000+ overbid becomes tomorrow’s baseline.

With more capital expected to enter the market, there’s little evidence of meaningful slowdown in the near term.

It raises the question: With this momentum, will we look back on today’s pricing as the low point, with Q1 2026 closed sales feeling like a bargain in just a few years?
