I have put off talking to a camera for months, and every reason I gave myself was an excuse.
Hair's gray that day. Allergies have me sounding nasal. Funky mood. I've decided my voice is weird. So I wait... for some polished version where someone else makes it less unhinged.
None of that is a video problem. It's a fear-of-doing-the-scary-thing problem.
I sell real estate in San Francisco, so I watch the same move all the time. People wait to time the market. They stay in a place that got too small a year ago because moving feels like a lot. Some talk themselves out of buying because rates spooked them. The time passes either way, and what's left is the regret of not doing the thing.

April 2026 SF condo data is out, and the market made a significant move.

Median sales price came in at $1,377,500 -- up 17.5% year over year. Days on market dropped from 28 to 13, cutting the timeline nearly in half compared to April 2025. Closed sales rose 24.8%, and pending sales were up 17.9%, signaling that the momentum isn't slowing.

The over-asking numbers are the most telling part of this report. 57.7% of condos sold above list price, up from 34.9% last April -- a 65% increase in that rate alone. Sellers averaged 108.5% of list price received. For a segment that spent much of 2023 and 2024 in a slower recovery, these are significant results.

Inventory fell 29% compared to last April. That supply constraint, combined with rising demand from AI-sector and tech buyers, is compressing timelines and pushing prices higher across the city.

For sellers, this is one of the stronger windows the condo market has seen in recent years. For buyers, the window to evaluate at a comfortable pace has narrowed considerably.

This week, meet Austin! He's a pit mix who is absolutely thrilled to be alive, and honestly, it's impossible not to feel it. He spent time in a crowded shelter where he quietly shut down, became a staff favorite, and waited. Now, just days out, he is fully blossoming. Nose to the ground, tail going nonstop, 35 pounds of goofy affectionate energy who is completely convinced he is a lap dog. He's working on leash manners and settling, but he's food motivated, love motivated, and genuinely wants to connect with his people. He'd do best with an experienced dog person ready to help him grow into the dog he's clearly meant to be.

You can meet Austin and all our adoptable dogs this Saturday, and every Saturday rain or shine!
