The San Francisco real estate market came into 2026 with real momentum.

Houses are still the most competitive part of the market.
Fast sales, strong demand, and consistent bidding.

Condos are quieter, but stronger than they’ve been in a while.
Less noise, more stability.

Multi-unit is split.
Duplexes are getting pushed. Larger buildings are moving slower.

Cash is also showing up more, especially above $3M.
That changes how deals get won.

Here is how I would read it:

This is not one market.
It is multiple markets moving at different speeds.

Property type and price point matter more than the headline.

Here is what this might mean for you:

If you’re buying, strategy matters more than speed.
If you’re selling, positioning matters more than timing.
If you’re investing, selectivity matters more than ever.

Over 100 housing experts agree prices are projected to rise nationally for at least the next five years. And even the most pessimistic of those forecasters are not calling for a crash, or even a decline.

Now, the pace of that price growth will vary by market. Some areas will climb more than others. Some may see small, short-term declines. But the big picture is: expect slow, continued growth.

Overpricing doesn’t just cost you offers. It can cost you the move you need to make.

Over half of agents today say they’re seeing more sellers pull their listings off the market than normal.

And the #1 reason for that? The sellers aren’t getting offers they think are fair.

A lot of the time, those sellers expect to get the sky-high price their neighbors got a few years ago. But that’s not how the market is today.

That means they never get to relocate for a job, have more space for their growing family, or move closer to their aging relatives. All because of their asking price.
