🔥 Hot Topic: $700 Sleeping Pods Are Back in San Francisco

San Francisco’s housing conversation just took another interesting turn. A startup called Brownstone Shared Housing is planning to convert a long-vacant building at 1049 Market Street into a massive 400-pod “megadorm,” with individual sleeping pods renting for around $700 per month.

Each pod would include a bed, privacy curtain, and charging ports, with residents sharing bathrooms and common areas. The proposal comes at a time when SF is dealing with high office vacancies and a continued housing affordability crisis, pushing developers to explore unconventional solutions like office-to-housing conversions.

The project hasn’t been without controversy. The same company previously faced shutdowns and safety violations at another pod location, raising concerns about building codes, livability, and long-term housing standards. This time, the developer says it plans to seek full change-of-use approval before moving forward, with a potential opening as early as summer 2026.

If approved, this could become one of the largest pod-housing projects in the country — and a major test of how far San Francisco is willing to go to address affordability while balancing safety and quality of life.
