A lot of buyers start out wanting a single-family home with all the bells and whistles—great location, remodeled, parking, outdoor space, extra bedrooms. Then they get into the market and realize that everyone else wants the exact same thing. The good single-family homes are moving extremely quickly and well over asking.
That is creating a trickle-down effect. Buyers who can't compete for the single-family home start pivoting to condos, and then suddenly they're competing with all the other buyers who made the same pivot. We're seeing people become much more realistic about their must-haves. Maybe they give up the private backyard, accept a shared building, look one neighborhood farther out, or compromise on parking. Right now, buyers have to decide which two or three things really matter, because checking every box can get very expensive very quickly.
