Mortgage rates have climbed to 6.6%, the highest so far this year. This has created some uncertainty about how the market will respond.

Recent inflation news has affected the bond markets, which in turn has slowed mortgage application data from the MBA and Xactus. With fewer mortgage applications, there are fewer buyers. Weekly pending sales are still above last year’s numbers, but this trend is worth watching. The week of July 4th usually signals the start of a slower season for the rest of the year. The big question now is how buyers will respond if rates remain in the high six percent range.

Homes: $2.2M median (+7.6% YoY), 22 days on market, 371 sold
🌴 Santa Clara County

Condos: $715K median (-8.3% YoY), 39 days on market, 154 sold
