Just announced yesterday……the Feds decided to keep rates the same in March’s meeting, instead of lowering them. They did however, announce they plan to have 3 rate decreases before the end of the year! If you or someone you care about is considering buying a property in the Bay Area this year, consider buying now, before the rates go down, and the market competition goes crazy. The open houses are already pretty busy for this time of year, but the amount of buyers actually putting pen to paper and writing offers, is not crazy….yet. Feel free to call or message me, if you want to hear what it’s like to be “boots on the ground”, before you dive into your search!

Hey Tigress followers! Just wanted to let you know the update with the MLS. As anyone who is currently searching for a property to purchase in either San Francisco or North Bay knows already, those two MLS (Multiple Listing Services) websites were recently cyber attacked, and so they have been non functional and down from August 5th until August 25th. This website is where all agents have all clients searches set up and managed.

Because of this outage, any property that was currently on the market before Aug 5th, was put in a hold category, so the days on market counter did not advance, and was not reactivated until Aug 25th, when everything was back to functioning properly. See below for the procedure they used. NOTE: The MLS has NEVER been down for more than 2 days in my entire 14 year career! ALOT of buyers stopped looking during the outage, and many are away for the holiday. So if you've been thinking about buying a property, and want to snag up a good property at a great price NOW"s the TIME, and send me a private message.

9. DOM and CDOM display

Any active status listings (Active, Contingent, Cont No-Show) were moved to HOLD for the period of the interruption.

We have added a special “on hold” status indicators to the property history. This is how we stopped DOM from adding in the extra days. This afternoon, we made that record visible in the Property History so that it’s clear to anyone whol looks at any listing when the interruption began and ended.

And SOLD!!! 250 people through 2 open houses (really good turn out for Bayfarm island in Alameda). I Listed for $1,685,000. Sold in 5 days for $2,440,000. That’s selling for $1041 per square ft……and to make dismay, it actually appraised at value! I love when a client listens to all my suggestions, because this is the type of a result that occurs!
