Happy holidays! 🍾🥂

🦜In the spirit of the Wild Parrots of Telegraph Hill, enjoy time with your flock this holiday season and carry that parrot energy into the new year.

P.S. A group of parrots is called a pandemonium.

🎉 JUST SOLD
🔑 72 Townsend St #806
✔️ $1,825,000

South Beach is coming back. Multiple buyers were circling this unique two bed, two bath condominium with a nearly 1,000 sq ft exclusive-use rooftop terrace. I represented the buyer, who, given the level of interest, moved quickly with a full-price offer, strong terms, and a two-week close.

With AI companies continuing to lease up Mission Bay and downtown, this purchase was a strategic move for my client ahead of what is shaping up to be a busy 2026.

72 Townsend is a recently built condominium development with a historic façade, just two blocks from the Embarcadero. The unit offers water views, a chef’s kitchen, and garage parking.

If you’re considering buying, opportunities are lingering, though likely not for long. If you are considering a sale, now is the time to prepare for the spring market. Contact me to strategize your next move.

SF offered a $1M tax break to companies moving downtown… and so far no one has used it. 💸🏙️

The incentive is still active. It lets businesses opening a first physical SF office take up to $1M per year for three years in tax credits. But uptake has been zero. Not because SF ended the program, but because companies tend to sign leases first and sort out credits later, and many fast-growing firms don’t yet qualify as “new-to-SF” locations. The city expected slow adoption, and that’s exactly what’s happening. 🕒

Downtown has been recovering gradually since the pandemic, so seeing incentives lag real estate decisions isn’t unusual. And this tax break is just one piece of a much bigger strategy.

City leaders are stacking incentives, cleaning up corridors, streamlining approvals, and sending a clear message: San Francisco wants business here. 💼✨

And momentum is coming from the sector driving the most energy right now — AI ⚡🤖:

• Anthropic
• Sierra
• Nvidia

These companies are choosing SF because of talent, density, and ecosystem strength. Incentives help, but they aren’t the main driver. 🚀

SF’s revival won’t hinge on one policy.
It’s coming from layered efforts, cleaner streets, simplified permits, and a booming AI economy. Downtown is rebuilding piece by piece. 🧩🌁

As more companies lock in long-term leases, some may end up using the tax credit — but as of today, no one has claimed it. 📉

San Francisco came in at no. 7 on Wallethub’s 2025 list of the most fun cities in America 🎉 Festivals, amazing food, a lively nightlife scene, and a million things to stumble into on a random Wednesday all helped land SF in the top 10 ✨ This city knows how to keep things interesting 🌉

❄️🥶 The last few days brought a cold snap unlike anything San Francisco has seen in over a century, and while it seems to be warming up a bit, the records still stand.
In San Francisco, the all-time low temperature is 27°F, recorded on December 11, 1932. The recent stretch of unseasonably frigid weather, including a high of just 50°F on November 30, 2025 downtown and overnight lows falling into the low 40s, marks the coldest late-November high recorded in the city since 1922. Across the Bay Area, temperatures have been far below what we typically see this time of year. Technically these are not freezing temperatures, but if you ask most of us in San Francisco it certainly feels like it ❄️🥶.

Each level looks out at the Golden Gate Bridge, and the roof deck offers 360 views of the city and the bay. This home truly takes your breath away, and I couldn’t be happier to connect it with its new owners.

We were invited to represent Russian Hill Neighbors at one of the Melody’s first events since their permit was approved. The event was a celebration of San Francisco hosted by the Melody and organized by the SF Venue Alliance, focused on how venues and hotels can collaborate to keep business in the city. As Barbara Persigian from Via Hotel put it, “Fabulous places to sleep and fabulous places to meet.” The Melody’s in-house caterers put out an incredible spread featuring fresh sushi rolls, a carving station, and charcuterie.

Today we gathered outside Butter and Crumble with Supervisor Sauter and other community members to celebrate the passage of the D3 Thrives legislation. Mayor Lurie will be signing the legislation today with Supervisor Sauter at City Hall. Russian Hill Neighbors played a key role in shaping and supporting this important work, and we were glad to attend in support.
