Equity Bridge Capital Closes a $1,200,000 San Francisco Investor Purchase Money /Construction Loan in 10 Days -100% Financed

San Francisco's hot real estate market is no joke. Everyone wants in. Not many can get it together to participate unless they are well prepared and have the right team in place. The major missing and most problematic piece for most is cash - meaning the lack of it - to compete and complete.

Equity Bridge Capital as it has for years has taken an aggressive approach to helping investors buy, refi, and/or renovate investment properties. Be it Condos,TICs, SFRs, 2-4 Units, 5+ Multifamily Units, or Commercial Properties poised to serve the AI/Robotics boom, we continue to deploy capital in ways other can't or won't.

Case in point - we recently were approached by one of our repeat GC investors to provide a $1.2M 1st position purchase money loan on a property that requires a down to studs, stay within the envelope renovation.

We looked at the 2 properties within 24 hours of the request and provided an approval on the spot , conditioned on getting fr the borrower the standard underwriting documentation which we did promptly receive. 10 days later we closed - a 100% financed loan secured by 2 properties as cross collateral. The CLTV at closing was 64% and the after renovation LTV will be less than 50%. - all done without formal appraisals, no tax returns, no minimum FICOs and No Red Tape!
