Some San Francisco rentals check the boxes. This one changes the list. ✨

41 Saturn Street is officially available.

Tucked into the hills of Corona Heights, this stunning 3 bedroom, 2 bathroom single-family home offers something increasingly rare in the city: space, privacy, incredible views, and true indoor-outdoor living.

Step outside to an expansive private deck and outdoor space complete with a fire pit, made for slow mornings, sunset dinners, and evenings overlooking the city. Inside, abundant natural light and beautiful outlooks carry throughout the home.

And then there are the extras...
Private attached garage + Tesla EV charger.
Dual-zone air conditioning.
In-unit laundry.
A separate lower-level studio with the flexibility to become a home office, guest space, gym, or creative retreat.
All within one of San Francisco’s most desirable hillside neighborhoods, with the Castro, Cole Valley, parks, restaurants, and neighborhood favorites nearby.

Homes like this simply don’t enter the rental market often.

Behind every Victorian in San Francisco, there's a garden nobody on the sidewalk knows about.

Saturdays are for finding them.

We won't stop talking about 1310 Jones.

Two-bedroom residences at 1,785 square feet. Bay views that unfold across the entire wall of glass. Private balconies that catch the city at a height most Nob Hill buildings never earn.

The renovation was decided against a single question: does every material, every finish, every dimension belong in a residence at this address? Held to that standard, nothing else was allowed in.

Buildings like this don't come to market often. When they do, they don't stay for long.

Multiple residences available. DM TOUR for a private showing.

One region owns half the fastest-growing US rental markets.

It isn't Miami. It isn't Austin.

It's the Bay Area, with San Francisco leading the entire national list at +13.4% median rent growth in the first half of 2026.

Five things every Bay Area property owner should know:

→ 5 of the top 10 US rent-growth cities in the first half of 2026 are in the Bay Area — SF, Oakland, Sunnyvale, Fremont, and San Jose
→ Four forces are converging to drive it: return-to-office, tight supply, tech hiring, post-2021 rebound
→ Meanwhile, the Sun Belt is softening, three of the top declining US cities are in metropolitan Phoenix
→ Market-level gains flow to owners only at lease turnover, accurate pricing matters more than ever
→ The next six months are on the table

Every owner pays for maintenance. Not every owner earns from it.

Our Maintenance Manager, Sam Teasdale, on the difference between the maintenance that shows up as a cost line and the maintenance that shows up as a stronger NOI.

Three principles behind buildings that are actively managed, not just serviced:

Systems tracked before they fail. A boiler on its ninth year isn't waiting to break — it's telling you it needs attention.

Vendor relationships built before the emergency, not during it. In a tight market, the property with the priority contractor list gets the fix first.

Capex sequenced against the asset plan, not the calendar. Every maintenance dollar is a decision about what the building is worth in five years, not just what it costs this quarter.

Maintenance isn't a line item. It's a lever.

Reach out to us if your maintenance program is running on emergencies and you're ready for a different approach.

26.2 miles. Thousands of runners. And most of San Francisco closed to cars on Sunday morning.

The 2026 San Francisco Marathon lands this Sunday, July 26. Quick heads-up for anyone navigating the city that morning:

→ Embarcadero: closed both directions, 12:01 a.m. to 3 p.m.
→ Golden Gate Bridge: open, but Vista Point closed 4-10 a.m.
→ Fisherman's Wharf + Marina: full closures 5-10:30 a.m.
→ Richmond, Sunset + Golden Gate Park: closures 5 a.m. to noon
→ Haight, Mission, Potrero: rolling closures through 12:30 p.m.

Crossing the city? Take 101 or 280.

Good luck to every runner taking on the course. And thanks to the neighborhoods that make the SF Marathon one of the most beautiful courses in the country.
