April brought noticeably stronger movement in the San Francisco and greater Bay Area real estate market. More inventory came online, buyers became more active and well positioned homes continued to attract strong competition. While each county moves at its own pace, one thing became increasingly clear in April:
Confidence is slowly but surely returning to the market. Buyer activity stayed steady and San Francisco in particular continued showing very strong competition for single family homes in April with many properties receiving multiple offers and selling well-above the asking price. The condominium market continued to reward smart pricing combined with excellent preparation. In San Francisco, home sales increased 24.0% to 227 from the prior month, while available listings increased 15.7% to 206. Days on market increased 1.7% to 121 days. Median sales price increased 7.1% from the prior month and decreased 16.6% from the prior year to $1,499,000. For condos, sales increased 5.3% to 260 from the prior month, while available listings increased 3.4% to 555. Days on market held steady to 108 days. Median sales price decreased 3.1% from the prior month and decreased 4.5% from the prior year to $950,000.
San Francisco also sparked a lot of buzz as soaring rents pushed apartment prices in the city and hit an all-time high for median one-bedroom rent in April, with a 19.9% gain to $3,850, and the two-bedroom median rent soaring 22.8% to $5,340, according to the latest data from rental marketplace Zumper, which has been tracking rental data for more than a decade. Mortgage rates, according to Freddie Mac rose to their highest weekly averages in about a month. Economists said ongoing volatility tied to the U.S.–Iran conflict has pushed rates up and down by influencing oil prices and inflation expectations, which also affects mortgage rates.
