Working with first-time buyers ready to dive into the competitive San Francisco market is always an exciting journey, but assisting this amazing couple secure and transform a multi-unit investment property was truly special.

From our initial strategy chats to negotiations, managing pre-closing repairs and connecting them with my local network of lenders, contractors, and leasing pros, every step of this project was a team effort. Seeing their building fully renovated, completely leased, and performing for them long-term is the absolute best outcome I could ask for.

Huge congratulations to my clients on taking the leap, trusting the process, and executing such an incredible vision for their property!

Are you thinking about purchasing your first home or exploring investment properties in the Bay Area this year?

While much of the country is seeing a flat housing market, San Francisco is telling a very different story. Tight inventory and AI-driven wealth have home values surging, but headline numbers don't tell the whole story—SF is a block-by-block micro-market.

July Market Breakdown:

🏡 Single-Family Homes: Fiercely competitive, selling at an average of 123% of list price. A slower seasonal pace didn't mean weaker competition; intentional pricing strategies drove impressive results.

🏢 Condos: A totally different dynamic—averaging 41 days on market and selling at 105% of list price.

Key Takeaway:

Whether buying or selling, avoid broad generalizations. Single-family homes and condos require distinct strategies. Success comes down to analyzing micro-markets, understanding real comps over list price, and positioning thoughtfully.

Real estate is always hyper-local. Curious where your home or search stands in today’s market? DM me to dive into the data!

Summer is in full swing, and while San Francisco is settling into its seasonal rhythm, the real estate market is doing something unique. Talk of a "summer slowdown" is actually a market pause, caused by a massive inventory shortage—active listings are down a staggering 39.2% from last month. Properties are getting snapped up almost as fast as they hit the market, meaning there simply aren't enough homes to meet buyer demand.

For sellers, this scarcity makes well-positioned homes stand out instantly. Selling now lets you likely beat the rush before major tech IPOs. Waiting until fall could mean competing with a wave of new inventory. For buyers, while choices are tight, the seasonal lull brings less competition at open houses, giving you more breathing room. If you are looking outside the city, I have excellent local agent contacts outside SF. Please reach out if you would like a trusted introduction.

Because every San Francisco neighborhood and property behaves differently, these city-wide shifts affect everyone uniquely. Whether you want to know how this impacts your home's value or your buying power heading into the fall, I am always here to help you decipher the market.

A quick look at the housing market reveals that the Bay Area continues to outperform much of the country. Despite headwinds like higher interest rates, local activity remains steady, driven by a unique mix of tech-fueled job growth and inbound migration, which is definitely also affecting the San Francisco housing market.

In San Francisco overall, the number of home sales increased 5.2% to 242 from the prior month, while the number of available listings increased 1.5% to 209. Days on market decreased 6.3% from the previous month and decreased from the previous year 28.6% to 15 days. Median sales price increased 7.2% from the prior month and increased 21.2% from the prior year to $2,200,000. For condos, the number of sales held steady to 261 from the prior month, while the number of available listings increased 1.6% to 564. Days on market increased 13.8% from the prior month to 33 days. Median sales price decreased 2.6% from the prior month but increased 2.9% from the prior year to $1,300,000.

April brought noticeably stronger movement in the San Francisco and greater Bay Area real estate market. More inventory came online, buyers became more active and well positioned homes continued to attract strong competition. While each county moves at its own pace, one thing became increasingly clear in April:

Confidence is slowly but surely returning to the market. Buyer activity stayed steady and San Francisco in particular continued showing very strong competition for single family homes in April with many properties receiving multiple offers and selling well-above the asking price. The condominium market continued to reward smart pricing combined with excellent preparation. In San Francisco, home sales increased 24.0% to 227 from the prior month, while available listings increased 15.7% to 206. Days on market increased 1.7% to 121 days. Median sales price increased 7.1% from the prior month and decreased 16.6% from the prior year to $1,499,000. For condos, sales increased 5.3% to 260 from the prior month, while available listings increased 3.4% to 555. Days on market held steady to 108 days. Median sales price decreased 3.1% from the prior month and decreased 4.5% from the prior year to $950,000.

San Francisco also sparked a lot of buzz as soaring rents pushed apartment prices in the city and hit an all-time high for median one-bedroom rent in April, with a 19.9% gain to $3,850, and the two-bedroom median rent soaring 22.8% to $5,340, according to the latest data from rental marketplace Zumper, which has been tracking rental data for more than a decade. Mortgage rates, according to Freddie Mac rose to their highest weekly averages in about a month. Economists said ongoing volatility tied to the U.S.–Iran conflict has pushed rates up and down by influencing oil prices and inflation expectations, which also affects mortgage rates.

I will continue to keep you informed - whether you’re considering a sale or planning your next purchase, understanding how these shifts impact your specific property or target market is key! If you’re considering buying, selling, or simply want to understand how this market impacts your position, I’m here to help.
