By now you’re no doubt familiar with California’s housing element law which will require San Francisco to add tens of thousands of new units of housing in the next several years.

Here’s a potential project that looks pretty interesting. And it’s not a high-rise stuck in the middle of an area with four stories or less. As a big fan of Sutro Heights Park, my first thought was to how this proposed development of would impact this serene corner of the city. As it is, the location is relatively off the beaten path for these partially landlocked parcels as this block runs one-way only and the sites slope downward on the severe hillside above the Great Highway.

A review of the San Francisco Property Information Map published by the Planning Dept. indicates preliminary plans for the project were submitted at the end of December, detailing a proposed four-story building (spread across 9 adjacent parcels) with 20 units of various occupancy/room count. The proposal includes demolition of the existing structures totaling 6,800 sq.ft. of living space for creation of 49,340 sq.ft. of living space in the form of 18 market rate units & 2 affordable rate units, with famed architect Stanley Saitowitz as the design lead.

The application for 20 units includes 18 parking spaces which should reduce the impact of many additional cars in this little neighborhood pocket area — in my opinion this is uniquely appealing as current planning standards no longer require a minimum number of offstreet parking spaces for new development. That, along with its striking, low-profile design, gives me hope that this will achieve the goal of adding needed housing units without significantly altering the low-key charm and appeal of the tract ✌️

In honor of the GD60 celebration and this weekend‘s concerts at the Polo fields, here’s a look at the connection between the Dead and Golden Gate Park, as their adjacent neighborhood of the Haight-Ashbury became the center of the musical and cultural universe in the era.

The article starts with the precursor to the Summer of Love, the Human Be-In in January 1967 which was held at the Polo Fields (the site of this weekend’s concerts). Curiously, my father was in attendance, and while not a hippie in the slightest, he was getting his Masters down at Stanford when he saw the flyer on a telephone pole and he and his friend decided to drive up and see what it was all about. Meanwhile just a few blocks away, my Mom was attending San Francisco College for Women (now the Lone Mountain campus of USF), oblivious to the whole thing 😆

What it’s not included in this feature are the band’s many performances in the Panhandle extension of Golden Gate Park (or their shows on Haight Street at the entrance to the eastern end of the park).

The beauty and magic of Golden Gate Park continues to enchant locals and tourists alike 155 years after its creation. We are so fortunate to get to enjoy it every day, and it’s at the top of the list for attractive property features for Buyers and Sellers in the adjacent neighborhoods of the Haight, Sunset, and Richmond districts. Last week I was discussing this with a new client who lives (and invests) in a different part of the country, and they were trying to wrap their head around the strength of the Bay Area housing market - and San Francisco in particular, which continues to outpace national trends due to a surplus of qualified buyers and a uniquely strong job market.

From the article:

“San Francisco had a similarly successful second quarter relative to the rest of the country. Median home sales were up 8% from the first quarter of the year and up 3.5% since the same time period in 2024. Even the condo market, which had been struggling since the pandemic, was up 10% year over year according to Compass data.

‘The Bay Area is still one of the richest, most educated, most diverse areas in the world. Its housing market has a tendency to continue to chug along,’ Carlisle said.”

Alarm bells are ringing about the U.S. housing market.

I’m always excited to hear about preservation news, especially for the tiny alleys highlighted here. I have a special appreciation for Chula Lane - not only as it houses the only cemetery still in the City & County of San Francisco adjacent to the historic Mission Dolores (the oldest intact building in the City), which was featured in Alfred Hitchcock’s Vertigo, and for being among the most narrow residential streets in SF - but also because it was the location of my first listing & sale, and as my good friend Dexter Garnier resides on that tiny block.
