Is it a good time to buy?
Date the rate and marry the house. There are more options available to buyers now but there are some homes still selling for over asking. I recently wrote and offer for a client on a home at 17% under asking and the seller still has visions of where they see value and what their home was worth just 6 months ago.

Our problem the last 10 years has been the lack of inventory and now that there is more inventory buyers are holding off? It Doesn’t make sense to me. Going forward, I don’t see a rush of inventory hitting the market over the next few years unless rates dramatically decrease. I think that anyone that has bought the last few years and locked in a 2-3% interest rate will not sell unless there is a life event that forces them too. Is now a good time to buy? Cautiously waiting to see how this will affect our local market. Buyer activity at open houses have slowed down. Zero to 5 groups come through on a typical 2 hour time slot. Rates were around 3.75% a few months ago and a couple days ago I saw 6.25%. That big of a jump dramatically reduces the buying power. Prices have dropped slightly on condos but Single Family Homes are still the hot spot of the market.
