My unique upbringing out here as a kid shaped so much of who I am (for better or for worse). I am both grateful and overwhelmingly aware of the privilege that allowed me to live the life I have today. in real estate, proof of funds are necessary when you write an offer for a home. this shows the listing agent and the sellers that you are serious have the adequate funds to actually purchase the home.

what counts as POF:
✅ recent bank statements
✅ brokerage/investment statements
✅ proof of trust accounts
✅ money market accounts
✅ documented proof of gift funds

what doesn’t count:
❌ screenshots of statements without name
❌ preapproval letter (this is for the loan itself)
❌ crypto investments with no USD conversion
❌ any assets not in liquid cash (cars, supreme goods, labubus)

let’s talk about everyone’s FAVORITE subject…BUGS 🐜🦟🪳🕷️🐛!! (sorry for the monday jumpscare)

the best way to understand termite reports is to understand it in sections:

Section 1: active issues like termites or damage that need to be fixed.
Section 2: things to watch! not urgent but could lead to problems later.

let’s also not forget…the hack! check the bottom of every termite report, because usually they will list a💲amount for how much each section will cost to fix, which could be the make or break in deciding whether this is the home for you.

you feel it, i feel it, the market is ~changing~!! we’ve seen the move towards a buyer market in the past year, but property type MATTERS:

⏩ condos are seeing the steepest discounts due to increasing HOA fees & oversaturated inventory
⏩ 1 beds + studios are less desirable (smaller buyer pool, less flexibility, lower bang for your buck)
⏩ 2 bedrooms hold more value
(more functional for dual income buyers, appeals to both end users and some investors)

so many factors go into the way the market performs. if you’re buying or selling right now, strategy matters more than ever. get an agent that has a strong pulse on the market, like me!

The Marina….not everyone’s cup of tea, but it could be yours! This SF district has a rep for having a homogenous, nightlife-heavy culture, but is is also a great place for real estate investments.

You’ll get plenty of new grads and young families alike, and the area is one of the most beautiful neighborhoods with its sweeping views of the Bay.

I know it’s not for everyone — home prices here are on the higher end. But that also means that rental prices are also higher, and there’s ALWAYS a demand to live in the Marina.
