Santa Barbara Real Estate

Santa Barbara Real Estate This is about more than real estate. It is about your life and your dreams. I have been a resident of Santa Barbara since 2006. In 2021, I joined eXp Realty.

In 2006 I moved to Santa Barbara to play soccer and attend Westmont College. I graduated with an Economics and Business degree and captained the soccer team my final year. The best part was meeting my future wife, Erin, while at Westmont. We now have 3 children and they are the most important part of my life. After Westmont I worked for two and half years at a local BPO company, an asset valuation

company, before getting my real estate license and joining Keller Williams in 2011. I have been one of the top real estate agents year after year, even being named agent of the year.Giving back to the community is important to me. Our Mission Statement is to impact our community for the better by working in the community, being a part of the community and giving back to the community.I have been volunteering and giving back to our community since moving here to go to school. This includes SBHS, Calvary Chapel SB, Anthem Chapel, CEF (and serve as a Board Member). Other ways we give back is through our giving. Besides our normal donations we run community events, emergency preparedness events, a canned food drive every year, and we sponsor 10 kids to go to summer camp every year. Our VisionTo be the number one real estate team with the highest level of real estate service and care through a partnership with our clients, vendors, partners and community. Our Values are God, Family, Community, Commitment, Hard Work, Best Quality, Trust, Integrity and Legacy. Justin Etherton - Founder

https://mailchi.mp/e2e98f343472/price-vs-perception-whats-driving-sales-right-now The Market Is Moving… But Are Prices? 🏡

The market continues to move

👉 It’s not just about price anymore. It’s about perceived value.

Homes that stand out—location, lot, layout, or condition—are still commanding strong offers.

Perception IS KEY

👉 If you have to explain the value… the market usually won’t pay for it.

Inventory Rising, Strategy Matters - https://mailchi.mp/d221d004f836/inventory-rising-strategy-matters Spring Is Here 🌷🏡

Despite ongoing challenges like limited inventory and higher interest rates, we’re seeing momentum build.

📊 What’s changed:
• Nearly 50 more homes hit the market compared to February
• Homes are taking about 12 days longer to sell
• Sale prices are coming in about 1% closer to asking

There’s still strong activity, and almost all of my buyers are saying the same thing:

👉 “There’s a lot more to look at now.”

https://mailchi.mp/94a4ecfd6d46/a-season-of-renewalin-life-and-real-estate

Spring is a season of new beginnings, fresh starts, and renewal.

Despite rising costs—gas, groceries, and everyday expenses—the market continues to show resilience.

🏡 Buyers are still active when they see a strong opportunity
📈 Inventory is expected to increase as we move deeper into spring and summer?

My family will be celebrating Good Friday and Easter in the Goodland at Anthem Chapel. I’m grateful for this time with family, friends, and community.

A Market Worth Watching Closely -

The early spring market in Santa Barbara is showing signs of change. After gaining momentum with lower interest rates and rising inventory, recent uncertainty has caused buyers to pause—though activity is starting to return.

Mortgage rates have ticked up, the Fed is holding steady, and rising energy costs may impact buyer demand in the short term. These factors could lead to a slower market over the next few months.
Today’s buyers are focused on value

There’s fresh energy everywhere.

Real estate feels the same way.

📈 Buyers are negotiating again.

⚖️ Sellers need to be strategic.

✨ Quality remodels are commanding premiums.

That’s where strategy comes in.

If you’re wondering how to position your home to sell for top dollar — or how to take advantage of today’s negotiating environment — let’s connect.

Spring is here. Opportunity is too.

https://mailchi.mp/3e5e81c28b44/santa-barbara-market-mixed-signals What we’re seeing is separation:
• Well-priced, desirable homes are selling quickly — sometimes over asking (one recent Hollister Ave fixer listed at $1.249M went into escrow near $1.6M).
• Overpriced homes are negotiating down. Sellers are averaging 94.4% of list price — near the lowest point of the past year.

https://mailchi.mp/cc64e3ca7316/more-homes-more-movement-in-santa-barbara The end of 2025 was predictably slow, as most people prefer not to search for housing during the holidays. What’s been notable, however, is the last three weeks—daily new listings have increased meaningfully across the market. This is the typical post-New Year bump we see each year, driven by sellers who paused during the holidays. What’s different this time is that the increase in inventory is being met with improving sentiment.

Merry Christmas! - https://mailchi.mp/a0769c3f81a4/merry-christmas
Christmas is my favorite time of year—a season filled with hope & Joy. This season also reminds me of the ultimate gift—Christ—whose birth we celebrate at Christmas.

Market Update
The market has slowed recently. Last yr saw just 88 new listings while Jan had nearly 250. I expect 2026 to follow suit, inventory increasing in Jan and continue to grow.

No one knows exactly what 2026 will bring. Preparing for a balanced market is far better than hoping for another 2021.
