My clients won this home without competition. This is rare in a hot market.

How did this happen? The home was overpriced.

The seller priced the home above comps in the area. In a strong market, buyers often don't visit a home that's above their price range because they assume the seller will want higher than list.

My clients saw the high days on market, and saw an opportunity. They ended up getting a good deal in a great neighborhood with zero competition.

For Sellers out there-overpricing will hurt you more than help you.

Underpricing a home is a strategy that will help you get the highest price for your home. More foot traffic = more offers!

Reverse migration is happening.

While many have fled San Francisco and other metro cities in the pandemic for more space, some are doing the exact opposite and moving back to the city-- reversing the exodus urban trend.

These Sellers did just that.

This family thought moving to the suburbs was right for them. More space, good schools, why not?

But many people reevaluated their priorities and moved around during COVID.

This family's situation led them back to the city, and they couldn't be happier.

The pandemic has caused a huge housing frenzy in the suburbs.
Selling high and buying low(er) in the rising San Francisco market doesn't sound like a bad idea.

The decision to leave the city is not one that my clients take lightly.

But like most families, my clients leave the city for the usual reason--children.

Covid or not, working from home in a one bedroom condo with an infant becomes untenable.

Taking calls from the kitchen or the bedroom or any place that won't wake the baby.

No place to walk since your adult living room is an official play area.

Entertaining guests is fun, but there’s no space for guests to roam around.

And the grandparents! They love to see the little one and help out, but their overnight visits are getting harder with the lack of space.

Everyone is living on top of each other, and you need to make a move.

But should you stay in the city or move to suburbs? Where should you go?

When I say I'm a full service realtor, I mean full service!

There's a lot of unglamourous behind-the-scenes work with selling and leasing a home that most people don't see.

Like loading the owner's dishwasher, cramming random things into closets, towing a car out of a parking space, escorting a tenant out with a police officer, and walking/feeding the dog. 🤣

Or in this case yesterday, loading a cart full of the owner's belongings out of the home before the photographer arrives...just a normal day over here.

Sometimes you need to do what you need to do to ensure the home shows in the best possible light.

It's a busy weekend of showings and writing offers, but I also got more family time than usual.

This job makes it hard to put the phone down at home, but I'm conscious of who I give my time to and when.

While I make the choice to leave my family on weeknights and weekends for showings, I also make the choice to put my phone on silent when I'm at the park or beach with the kids.

I’ll always be a mom first, and I love that I can run my business the way I want it.

We didn't make it to the gym, so here we are with some dumbbells we gathered from the garage.

Life gets so crazy with work and kids, but working out isn't something we compromise.

Amazing what a good 15-20 minute workout sesh can do for the mind and body. ✨💪🏼

I've sold off-market homes over the years, but I'm especially giddy these days when I put an off-market San Francisco condo in contract.

Buyers were nowhere in sight 6 months ago, and to see buyers actively searching and also looking for off-market condos again is another sign of a rebound happening.

These Sellers are moving back to the East Coast, and wanted to sell their home by September.

I marketed the home off-market immediately, and after a week of showings, we got the home in contract.

Sellers were happy with the price, and Buyers were happy they got this home before it hit MLS.

Everyone wanted to buy a single family home during COVID, but condos are doing better than people think.

Exciting times are ahead for San Francisco; sales prices are going up, vacancy rates are declining, and rents are rising again.

With the reopening of CA yesterday, people will find a reason to live in the city again.
