Slab ✅ Garage stairs ✅ Entryway flooring ✅

We’ve officially wrapped up all our finish concrete floors — and precision was key. Getting the final surface just right at this stage means we won’t need to cover it with anything later. This is the finished product.

Next steps: we’ll let the concrete fully dry, then give it a deep clean and seal it to lock in that rich, wet-concrete look. Can’t wait to see how it all comes together once sealed!

🏡 SB 1123: A Game-Changer for Marin Housing — Are You Ready to Build the Future?

Big news just landed for builders, landowners, planners, and community advocates in Marin County — and it’s coming in hot July 2025.

Governor Newsom recently signed SB 1123, California’s latest tool to unlock the potential of vacant, single-family zoned lots for much-needed housing. Think: small-scale development with big impact, and no red tape. No public hearings. No CEQA holdups. Just shovel-ready opportunity.

Starting July 1, 2025, landowners can subdivide eligible vacant lots (up to 1.5 acres) and build up to 10 starter homes, ministerially — which means:

No discretionary review
No CEQA
No hearings or appeals. ✅ Eligible Lots Must Be:
In a single-family zone
Vacant for at least 5 years (no habitable structures)
Surrounded by urban development
No larger than 1.5 acres
