Keep an eye out for my weekly posts of off-market listings that are catching my eye! Listing agents are able to show and sell these properties without them ever hitting ‘Zillow’, ‘trulia’ etc….

Reach out if there are certain areas or types of properties that I can specifically search for - you never know what’s hiding out there!

A common question: why do agents list properties off-market and not on a public forum?

There are many reasons - but a few of the big ones are that 1) the property is owner occupied and they don’t want open houses and the general public walking by looking around 2) the sellers did not want to stage/refresh the property, so it doesn’t show well on photos - the buyer needs to bring a vision! 3) confidentiality 4) short window to see a place before it is prepped and staged and then listed publicly.

Superfans in the house!!!…..Carolyn and I share cozy weekend moments watching Giada cooking shows (the ones set in Positano and episodes with her daughter are our favorite) - and tonight, thanks to a surprise from David, Caro and I were able to sit for a book signing and talk with Giada….the excitement from C was too cute: Nutella shirt, fancy purse, insisting on gelato - all culminating with the sweetest greeting and hug from Giada at the end of the night - extremely special and we can’t wait to dive into the new cookbook as we dream of La dolce vita! 🍋
