"My answer is usually no—at least not a full renovation.

What actually moves the needle — fresh paint, professional staging, updated lighting, and the right cosmetic fixes in kitchens and bathrooms. Done right, those things change how a home feels to a buyer without blowing your budget before you’ve even sold.

The mistake I see most often? Sellers are over-investing in projects that don’t come back at closing. A full kitchen remodel rarely returns dollar for dollar. The right coat of paint and a staged living room? Sometimes, it’s the difference between sitting and selling.
