When I got into real estate I wanted to help people (and make money of course). 🤝💰
After a few years went by I started worrying that in order to make money others had to make less… It honestly kept me up at night, wishing there was a better way… 😱
I knew there must be ways transactions could be structured so that Sellers’ best interests could align with Buyers and investors’ best interests… 🙌✅
The answer required more education than the average Seller, Buyer, or even many agents had. It honestly took me a few years but I finally was able to help people like I had always wanted (and make money!) 💰 🤓
The answer was engineering real estate transactions on terms that were favorable to both parties. 📝 🤝 (and agents if involved)
Sometimes that might mean allowing a Seller to rent back their sold property while finding a new home to purchase, or helping them find/pay for movers, or buying their property above market rate and paying for it over time (even with a loan in place). My jaw dropped and tears flowed once I learned how to do these things.😭 😃
There is always more to learn of course but whether a house is in perfect condition with no mortgage, needs a full rehab, has no equity and a missing roof, 9 times out of 10 I can engineer transactions using Cash, Seller financing, Subject To (an existing loan), Contract for Deed/Land agreements, Lease options, and combinations of these so that both the Seller and Buyer walk away with more cash, confidence that their interests are protected, and an advocate to help them get the most out of their property.
