444 Collingwood is a gorgeous property with huge potential, but life got busy for the sellers. We stepped in and took on a light but thorough remodel โ€” we refreshed the floors, painted the walls and ceilings, and upgraded everything from the kitchen to the bathroom! We gave a facelift to match today's aesthetics, and boy, did it shine after!

Transforming this place was pivotal due to its unique architectureโ€”a mid-century gem with stunning views, but also lower ceilings and dark finishes. With key upgrades, we made it easy for the next owner to envision an attractive future in the home.

๐Ÿ“ˆNailing the pricing & listing strategy

Setting the right price is always crucial. We had to acknowledge the stunning views but also the steep hill location. Our aim was to get people "over the hill" by pricing it right and making it an irresistible value proposition. We held two weekends of open houses, which we always recommend to get as much open house traffic as possible.

In this market, there were many enthusiastic buyers, but they were all having a hard time with the interest rates. We were pleased to get two offers, which is always the minimum we aim for. While it wasn't as many as we had hoped, given the amount of activity and traffic, we think two offers was a great indicator that we priced it right in this market. Pricing it lower may have anchored the price too low and led to a lower final sale price. And weโ€™re glad we didn't price it higher because I believe we wouldnโ€™t have received the same number of offers.

Our clients were thrilled! They loved the remodelโ€”everything felt fresh and inviting. And even with the headwinds of the current market, we managed to sell the home above asking price.

Hereโ€™s why I am thrilled with our outcome at 44 Oakwood St., a beautiful condo in prime Mission Dolores:

Simply put, we nailed pricing โ€“ which is more important than ever in this tricky condo market. Pricing too high can be a dealbreaker, leading to a home sitting on the market for months. At the same time, weโ€™re not in the type of market with large overbids, so pricing too low can hurt the final sales price.

After tracking the trends for over a year, we priced the property at $1.275 million, just below our estimated valuation of $1.3 to $1.35.

The result? Three offers that helped drive a great outcome selling price at $1.325 million.
