Good Morning! This post is Zillow specific. I wanted to share some information with y’all that that might be pretty important to you right now, especially if you are thinking about selling your home. In a hot real estate market, where properties are selling in a few days, you may be thinking, I should just sell my home my own, FSBO (For Sale By Owner) Heck, you know just as much as any other Realtor, you read the business section, you’ve got this!! I actually wish it were easier for a home owner to sell their own home. After all, it’s your money, it’s your equity. Why should you share that with anyone??? We are a free market society that thrives on competition, so why not compete with Realtor on selling your home? The problem will be this, how do I find a buyer? Well, I’ll advertise on Zillow you might say. After all, it’s free, and you’ve searched through it dozens of times. One little secret that I am certain you don’t know about is that, Zillow Isolates FSBO listings. What does that mean? It means that if you list your property as a FSBO, the general population will never see it. If you are a potential buyer must specifically search for FSBO listings buy choosing the correct tab. Otherwise, only homes listed by agents will populate, and the only responses you’ll receive are solicitations from agents wanting to sell your home. You will be hard pressed to find a buyer. I really don’t think that is fair, but I don’t own Zillow...IMO, you are much better off negotiating commissions with a Realtor to save time and money. Realtors, of course, have to make a living, but they also have certain flexibility with the commissions. One of the most important things to think about is, what you are paying to the buyers agent, he's the one that is doing most of the work. You need to be competitive. If you offer too low of a commission, a buyers agents may just pass up your home from showing to their clients. They are not suppose to do that, But...And one of my pet peeves is when an agent says, they've done this, and they’ve done that, and therefore, they can demand a higher commission. First rule of Real Estate, your home will sell itself. I don’t care how good an agent is, they can’t make someone buy something they don’t want, and you probably don’t want that kind of buyer anyway. If you have an agent that has that humility along with expertise, because there are a lot of disclosures that need to be very accurate to prevent further problems, and an agent that want’s to come along side you and assist you in selling you’re home, that might be a good choice.
