It's rough out there for Buyers looking for Single Family homes. Bidding wars and just days of the market have taken over, especially in Marin and 3+ bedroom houses around the Bay Area. But what if you could find out about houses BEFORE they hit the open market?

Just ask for your very own "Coming Soon" list.

The National Association of REALTORS banned most forms of "pocket listings". But not every home seller wants their house blasted out to all of the public listing services. They don't want them on the public listing services like Zillow and RedFin. And some homes just aren't quite ready for prime time but the Agent is willing to show it.

Do I look exhausted? 4 hours of negotiation to get my Alameda listing in contract. One very disappointed Buyer. One ecstatic one. One cold beer to celebrate. One very, very long mission accomplished as we've worked on this since July.

And yes, this is my negotiation attire and my negotiation office (when I'm not negotiating from the car, ha).

Proud of all the work that went into the prep of these two homes. Both hitting the market this week. Both already wildly popular. Redfin is calling 419 Elwood in Oakland a "Hot Home" and I'm guessing 1407 Lafayette in Alameda is probably moments away from that status.
