San Francisco real estate is fully living up to expectations this spring, with April delivering some of the strongest numbers we’ve seen in years.

House prices climbed to nearly record highs, condo prices hit a new all-time high, luxury sales surged, and well-positioned homes are moving quickly; often with significant overbidding. Houses averaged just 17 days on market, while condos saw their fastest pace since 2022.

What’s especially interesting is that this kind of market can create opportunity for sellers whose homes may not feel “perfect” on paper. In a competitive environment with limited inventory, buyers are often more willing to look past compromises like limited parking, unique layouts, or minimal outdoor space.
