Maximizing Trust Equity: How We Sold a Challenging San Francisco Property for $2.66 Million

Selling a long-held trust property isn't always straightforward, especially when it needs substantial renovation and has questions surrounding its legal use and future potential.

That was the challenge we faced with 471 31st Avenue in San Francisco's Richmond District.

This substantial property offered more than 4,600 square feet, with two spacious 3-bedroom, 2-bathroom flats, two existing bonus apartments, a large garage and a common backyard.

Although the building was completely vacant, its renovation needs and the uncertain legal status of the bonus apartments required a thoughtful approach to pricing and marketing.

Our strategy was to highlight the property's size, vacant delivery and long-term potential while being transparent about its condition and legal two-family status. We then strategically priced it at $2,500,000 to attract a broad pool of buyers and encourage competitive offers.

The result?

Sold for $2,660,000 — $160,000 over asking, with multiple offers, in just four weeks.

Presented by The Bar Association of San Francisco, the luncheon provides attorneys with an important opportunity to hear directly from Supervising Judge Russell S. Roeca and Judge Michael B. McNaughton, along with senior Probate Court staff.

The program will address Court updates, policies, preferences, and practical guidance for attorneys serving probate, trust, and estate clients in the coming year.
