Before you decide to “wait and see,” take a look at what’s happening in today’s market.

Many sellers assume the list price is what determines the outcome. The reality? It’s the buyer demand behind the scenes that often drives the final sale price.

Right now, well-positioned homes are attracting multiple buyers, generating competition, and in many cases selling well above asking price.

The sellers seeing the strongest results aren’t necessarily the ones with the nicest homes—they’re the ones who understand how to leverage today’s market conditions while demand is still strong.

In neighborhoods like Pacific Heights, Presidio Heights, and Noe Valley, we’re seeing buyers compete aggressively for the right properties. Some homes are selling over asking in a matter of days, while others that miss the moment sit much longer and leave money on the table.

The market is constantly changing, and opportunities like this don’t last forever.

If you didn’t list your San Francisco, CA home this spring, you did not miss your shot.

Comment START and let’s talk about what selling this summer could look like for you.

Every year around this time, sellers ask me the same thing. Did I wait too long? Is the good window already gone?

Here is the honest answer. No.

The buyers shopping right now in San Francisco are some of the most serious all year. The casual spring browsers have moved on, and the people still looking are ready.

Inventory here is still extemely low and well priced homes are selling within 1-2 weeks with multiple offers and over the asking price.

And plenty of these buyers are working toward a specific move-in date. A lot of them want to be settled before the new school year starts, which keeps demand steady straight through summer.

Waiting is not free. It is another mortgage payment, and it is competing with every other home that lists in the fall.

If selling has been on your mind, early summer is still a strong place to start.

Camera roll dump… because I never actually do these, but life lately has felt too meaningful not to share.

Some favorite moments from around San Francisco recently:

• Meeting Ryan Serhant and helping launch SERHANT. in San Francisco — a reminder that real estate is evolving, and how grateful I am to be building alongside people pushing the industry forward in a bigger way

• Slow weekends wine tasting in Healdsburg with friends who feel more like family these days

• Handing over the keys to a beautiful Nob Hill home and getting to witness that emotional “we did it” moment with my clients — one of the best parts of what I do

• Attending the Women’s Wealth seminar and hearing conversations around building wealth, confidence, and a life fully on your own terms

• Visiting friends who just became parents and being reminded how quickly life changes, in the most beautiful ways

• And of course Frankie… who continues to remind me daily not to take life too seriously

A little glimpse of life lately — in between the listings, the showings, the negotiations, and all the behind-the-scenes moments no one really sees.

What I love most about San Francisco has never just been the real estate.
It’s the people, the ambition, the reinvention, the community, and the stories unfolding inside these homes and neighborhoods every day.
