Why do some San Francisco homes attract buyers almost immediately while others struggle to get attention?

It isn't always the price.

Presentation, natural light, architecture, layout, location, outdoor space, and overall condition can create that important first impression.

Sometimes, the hardest part of selling isn't getting the right price—it's getting buyers to stop and take a closer look. 🏡

When a San Francisco home goes on the market, most people assume the asking price is the biggest factor determining how quickly it will sell. Price certainly matters.

Is bigger always better?

Not necessarily in San Francisco.

A home's layout, natural light, outdoor space, views, architecture, and location can make a smaller home feel—and live—better than a larger one.

It's not just about how many square feet you have. It's about what you can do with them. 🏡

When comparing San Francisco homes, one of the first numbers buyers often look at is square footage. It makes sense.

A $1.5M San Francisco home doesn't necessarily cost $1.5M.

Beyond the list price, buyers need to think about taxes, HOA dues, maintenance, insurance, renovations, and other ongoing expenses.

The real question is: What will this home actually cost to own?

Here's what buyers should look beyond before making an offer. 👇

When buyers look at a San Francisco home, the first number they usually see is the asking price. But the asking price is only the beginning.

A home isn't just the four walls you buy.

It's also the street you walk, the coffee shop around the corner, the park nearby, the neighborhood sounds, and the lifestyle that comes with the location.

That's why more San Francisco buyers are paying attention to something that's difficult to measure:

The feel of a neighborhood. 🏡🌉

When buying a home in San Francisco, buyers naturally look at the numbers. Price.

By all accounts, Matt Wilkinson shouldn’t be able to get professional hitters out.

The pitcher better known as “Tugboat” is a 250-pound left-hander with a 90 mph fastball, an unremarkable slider and not much else to speak of.

Except the 23-year-old Tugboat has a secret weapon. It’s called the “Invisiball”—baseball jargon for a pitch that batters inexplicably can’t hit, as if it simply disappears on its way to the plate. So far, almost no one has been able to figure it out.

You can compare square footage, price, finishes, and recent sales.

But sometimes, a buyer walks through the door and simply thinks:

“I could see myself living here.”

That's the emotional connection that can turn a beautiful San Francisco property into a truly memorable one. 🏡❤️

Here's why that feeling matters.

Buying a home is supposed to be a rational decision. Buyers compare prices, square footage, recent sales, location, condition, and potential resale value.

The first weekend on the market can set the tone for a San Francisco listing.

But a strong launch doesn't happen by accident.

The preparation starts weeks before the first open house—from pricing and presentation to photography and marketing.

Here's why that first weekend matters. 🏡

When a San Francisco home goes on the market, the first weekend can create an important moment. It's when buyers, agents, and the market get their first real look at the property.
