Congratulations to D (name hidden for privacy) on his new coastal home in the Peninsula (Bay Area, CA)! 😍

There were multiple offers. He had been looking for a very long time and found a wonderful place complete with an ADU (accessory dwelling unit) and incredible outdoor space for friends and more.

[REAL ESTATE / HOME RELATED - NEW LAWS (!) SUMMARY]
I've been very active on my own personal real estate endeavors but back and helping people sell / buy again! (If you know anyone interested - would be honored for a referral!)

SOME THINGS you won't (easily) read anywhere below!

🏡🏡🏡NAR Settlement comes into effect August 17th🏡🏡🏡
I have been in MANY meetings / read all sorts on this that are NO where online (currently).

The TL;DR: "Sellers felt forced to cover the buy-side of selling their home. So total commission was 5-6% [usually]. Split b/t both buy and list agent"
Technically: Sellers were never forced to do this, but, *cough* that's why this settlement has occurred.
Reality 2: If you've ever bought you know there are 1000 fees and the last thing you want as a seller is someone not buying for full price because you didn't want to throw them a bone on their agent's fee.
Reality 3: Agent fees are high (talk to me more about that I have some exciting things to tell you :))

🏡🏡🏡What this means for home sellers🏡🏡🏡
- Compensation is split out now in the contract. Sellers specifically state what they're paying their list-agent.
- Sellers can optionally compensate the buy-side, usually in a separate agreement of the broker (agent's team).
- Sellers COULD alternatively tell their list-agent to tell a buy-agent to add in compensation as a "concession".
- Many are trying to say "business as usual" in the industry, But to me this doesn't seem 100%. Eg - As an agent, we will now call and ask each other what the compensation is if the seller will cover buy-side too.
- You can't advertise I COVER BUYER FEE in the MLS / listings. Has to be "off the MLS" (so can't just throw that on Zillow since Zillow gets listings from the MLS - agents have to ask and then get the scoop to the buyer).

🏡🏡🏡For home buyers🏡🏡🏡
- To view a home (not an open house) you need a written agreement w/ an agent.
- It will state compensation you will pay (if the seller will not cover , so your agent has to ask the other agent if they'll cover cause it won't be easy to see in the MLS where agents look, bizarre but ok. eg - you can have an email that says it but it can't be in the MLS.)
- You can ask the seller cover the commission as. "concession" if they aren't (but they may not want to)
- Your buy-agent will only get up to the amount you and them agree to. So, even if the sell side says "I'll give your buy-agent 3%!!" If you have an agreement that says 2.5% then that's the max they can get.

Design, drawing, material, & contractor selection- everything from demo, to drainage, to the finest tiles, to irrigation, to the finest turf & 2 grape vines. And finally, the fence. Which turns out is critical to keep deer from getting all over the turf / eating all the grapes.

Our community is in shock and disbelief after the tragedy that took place yesterday in our small town. Small towns have the biggest heart, as a community we have come together to support one another during this difficult time. We are putting our money where our mouth is. This quarter ALAS is the benefactor of our "Artist non-profit wall" . Artists donate a piece of art to the wall and 100% of the proceeds goes directly to that season's chosen non-profit. This week (Wednesday 01/25 - Monday 01/30) we are going to match all sales from the non-profit wall and will double all proceeds, dollar for dollar and donate it to ALAS. If you feel lost and don't know what you can be doing, come in and buy a piece of art from the non profit wall and know your spend will be doubled and will go directly to ALAS. The Vault is not usually open on Wednesdays but one of our artists, Pete, has agreed to open up tomorrow from 11 am - 5pm and be open for YOU! We love our community, we love ALAS. We love all of you.
