Two figures, two different lenses. Industry data tracking biotech R&D and pharmaceutical manufacturing, the two subsectors that drive top-tier lab demand, puts LA at record employment in those fields, with more job growth logged through 2026. Zoom out and industry data on the full life sciences sector counts 85,940 direct jobs across Greater LA.

Two of San Francisco's most stubborn stalled lots are finally moving.

The old Touchless Car Wash at 400 Divisadero sat fenced off for most of a decade while developer after developer walked away. Now Greystar has the financing locked and construction is set to start this fall: 203 apartments, 20 of them affordable, plus ground-floor retail.

Across town, the Marina Safeway site cleared its big hurdle too, opening the way for 848 homes above a rebuilt grocery store.
The common thread is not rents. It is the path. State streamlining and a local permit fix got two projects to pencil that the old process could not.

1.7 billion dollars into San Diego life sciences this year, and the year isn't over.

Last year's full-year total was 2.1 billion. Leasing picked back up in the second quarter and the second half is forecast to run stronger.

The region holds roughly 26.6 million square feet of lab and R&D space, third-largest in the country, based on 2026 industry data.

Our Los Angeles advisor Denise Kozlowski was on the ground at the BIO International Convention in San Diego in June, in a convention center holding roughly 20,000 people, in a market that most tenant search lists skip.

Fifteen buildings the size of San Francisco's tallest tower. That is how much office space AI companies have leased across San Francisco and Silicon Valley since 2019.

The pace is still climbing. Tech took 22.7 percent of all U.S. office leasing in Q1 2026, the largest share of any industry and up from 15.3 percent a year earlier.

San Francisco is where it shows up first. Vacancy is down, and net absorption cleared 3 percent of total inventory in 2025.

Two California office markets, the same quarter, and completely opposite signals.

Net absorption measures whether tenants are taking more space than they're giving back. In the second quarter of 2026, LA's office market posted negative net absorption of 432,000 square feet, according to industry data, while San Francisco posted positive absorption of roughly 1 million square feet in the same quarter, its fifth straight quarter of gains. Vacancy rates alone wouldn't have told you that story.

For anyone evaluating office space in either market, which direction absorption is moving matters just as much as the headline vacancy number.

Before our advisors show a single listing to a company looking at LA office space, they ask three questions first.

How big will your team be in twelve months, not just today, since signing for where you are right now is the most common mistake companies make. Is this a lease you can walk away from or one you're fine being locked into, since that changes how the whole negotiation gets approached.
