With office demand outpacing office inventory in SF, we can definitely expect office rent increases by Q3. However, Prop D (taxing owners of vacant storefronts) is absolutely ridiculous!!! How can you punish owners of an asset type who have no control over retail consumer behavior. As an example, Walgreens will be shutting down 3% of their storefronts across the board, which accounts for roughly upwards 60K+ of square feet hitting the market in SF with no major retailer to take its place. Same with Macy in Union Square. Don't tax owners rather create an incentive to reposition the asset.
