$500 for a home inspection?! On one hand, you have the money that you'd be out of pocket and on the other, potentially thousands in repairs if something goes wrong. Some of the costliest repairs can be hard to spot if you aren’t sure what you’re looking for. Spend the few hundred and make sure everything looks good before you close the deal - nothing worse than an expensive lesson in hindsight!

The word contingent means “dependent on.” A contingency in your sale contract keeps an agreement from being legally binding until a condition is met. In other words, should issues arise while you’re under contract, contingencies protect your earnest money and provide a legal means to back out of the sale. True story. When I bought my house seven years ago, I knew nothing about the home buying process. I had a bazillion emails in my inbox connected to my transaction and I was working 80 hours a week. I may have signed a wire fraud disclosure that I didn’t read - and wasn’t explained to me. Thankfully, something felt off and I made a phone call.

Real estate wire fraud was responsible for for $6.9 billion in victim losses in 2021* You will never receive wiring instructions by email. If you do, don’t respond. Follow up with your lender, escrow officer, or real estate agent using phone numbers you know and trust.
