I found this very plain, unassuming box in a dark corner of a basement on a property that I helped close on this week in SF (my first time as a Buyer's Agent).

Much to my surprise, it's a bottle of Dom Perignon Champagne, vintage 1976!!

Brenda Chen Real Estate & Brenda Chen bought a great property with Eric Huang!

Can't wait to enjoy some of this with the Buyers after they complete the remodel!!

I got this SF property under contract this week (Richmond District), and yesterday I scanned the floor plan.
Recorded Livable Space = 3,880 sqft
Scanned Livable Space = 3,522 sqt
Scanned Total Space = 5,3109 sqft!!

This means over 1,500 square feet can be added INSIDE THE FOOTPRINT!!!

That means the FASTEST PERMITS Possible, and NO Neighbor Notification!!

What a deal!!!

I created these floor plans last week using a simple free app called CubiCasa.

I literally just walked room to room, taking a single continuous video through the app, then submitted it for processing.

I'll be using this on all my projects going forward.
