California: $212K Income to Buy a Home
With California’s median home price hovering around $930K, it now takes a household income of about $212K to stand a real chance at buying a home—almost double the typical income of $116K. Even for families with steady jobs and years of savings, these numbers can put homeownership out of reach. Here in the Bay Area, where I see the market every day, the average home price climbs closer to $1.4M, making ownership feel more like a privilege than a given for many hardworking families. While strategies like saving more, reducing debt, or looking farther from major job centers might help in some situations, the reality is that budgeting alone can’t always bridge such a large gap. After more than 36 years in Bay Area real estate, I see firsthand how affordability shapes who gets to call California home. For many, the question isn’t just about numbers—it’s about whether the state still offers a place for working families.

Why American Buyers Are Finally Getting Leverage
After more than 36 years helping buyers and sellers navigate the San Jose real estate market, I can say we're seeing a shift: buyers are finally regaining some negotiating power. With the market moving away from seller-dominated conditions, the competition has eased—giving buyers more room to negotiate. Builders are now offering incentives, mortgage-rate buydowns, and price adjustments to attract those who might be hesitant. The increase in available homes means you can compare options thoughtfully instead of feeling pressured to make snap decisions. Of course, higher mortgage rates still make many buyers cautious, but there are more opportunities for those ready to take the next step. Having guided clients through every kind of market, I know how important it is to recognize these moments of leverage and use them wisely.
