PENDING | WHAT ACTUALLY HAPPENS AFTER AN OFFER IS ACCEPTED?

The sign may say Pending, but behind the scenes, there’s still plenty happening.

The buyers of our Evergreen listing submitted a non-contingent offer, but they are still moving through the final steps of their purchase: completing the appraisal, finalizing their loan and preparing for closing.

Meanwhile, we’re coordinating escrow, timelines and the transition out of staging while beginning to focus on our sellers’ next move.

Because getting into contract is a milestone. Getting everyone successfully to closing is the goal.

For buyers, removing contingencies doesn’t mean the work stops. Financing, appraisal and escrow still need to stay on track.

For sellers, an accepted offer isn’t the time for their agent to disappear. There are deadlines to manage, problems to anticipate and an entire transaction that still needs to be coordinated.

BUYING A HOME FOR A SPECIFIC SCHOOL? THE ASSIGNMENT CAN CHANGE.

A Bay Area home’s currently assigned school is not necessarily guaranteed forever. School attendance boundaries, sometimes called school zoning, may change even after you purchase the property.

In this video, Daniel explains why districts may adjust boundaries due to enrollment, campus capacity, new or closing schools, program changes and evolving community needs.

Before purchasing a home:
• Verify the address directly with the school district
• Research the full elementary, middle and high school feeder pattern
• Ask about proposed boundary or enrollment changes
• Review transfer and grandfathering policies
• Reconfirm the assignment before enrollment

Third-party real estate websites are a helpful starting point, but the applicable school district should always be your authoritative source.
