Now, in many parts of the Bay Area, buyers finally have room to negotiate, ask for credits, take their time and actually think...

And suddenly everyone is nervous.

That’s the funny thing about real estate.

When everyone feels confident, you’re usually competing with everyone else.

When everyone feels uncertain, that’s often when the interesting opportunities start showing up.

I’m not saying every home is a deal. Far from it.

But this is definitely a market where knowing what to buy, where to negotiate, and when to walk away matters more than simply asking, “Is now a good time to buy?”

There is no perfect market.

There is no such thing as “the Bay Area real estate market.”

I know, we say it all the time. I say it too.

But right now, the differences are hard to ignore.

San Francisco can be heating up while another Bay Area market is slowing down.

A single-family home can attract multiple offers while a condo a few blocks away sits for months.

One neighborhood can still favor sellers, while buyers have real negotiating power in the next one over.

Same interest rates. Same general economy. Completely different real estate markets.

That’s why I’m always careful when someone asks me, “How’s the market?”

My answer is usually another question:
Which market?

Because in Bay Area real estate, the ZIP code, property type, price point, and even the street can matter more than the headline.

This one started in July 2023.

Back then, my clients were thinking about relocating to a different area. Later, their situation changed, and they decided to stay here in the Bay Area.

The goal changed too.
